We coordinate repairs and maintenance across all communal areas, including general maintenance, cleaning and grounds upkeep. Our contractor network is available around the clock for both routine and emergency call-outs, with issues reported and tracked through the B-Hive platform so that nothing falls through the gaps and you have full visibility at every stage.
We prepare an annual budget setting out the expected expenditure for your building, from which service charge contributions are calculated and demands issued to leaseholders, prepared in collaboration with your directors. All service charge receipts are held in fully compliant designated client bank accounts, with financial reporting available in real time through the Dwellant platform. Where arrears arise, we have structured debt collection procedures in place to protect the fund.
Buildings insurance can be arranged through our specialist insurance team, who work with an approved insurance partner to source appropriate cover for your property, including regular reinstatement valuations to ensure your block is never underinsured. Clients who prefer to arrange their own insurance directly or via their chosen broker are equally welcome to do so.
We look after the administrative and compliance aspects on behalf of the company and ensure that the statutory requirements are adhered to. This involves maintaining records of meetings, filing annual returns, issuing share and membership certificates, preparing and filing of the statutory (company) accounts amongst other things.
We ensure that all blocks under our management have current Health and Safety and Fire Risk Assessments carried out by qualified professionals, with remedial actions tracked and completed within the timescales specified in each report. Our property managers conduct regular site inspections to maintain safe, well-managed communal environments for all residents.
Compliance with the terms of the lease and all relevant landlord and tenant legislation, including the Landlord and Tenant Act 1985 and the Building Safety Act 2022, is managed either directly by our team, through B-Hive, or where specialist input is required, through our network of third party partners at an additional cost. Our structured compliance calendar ensures that statutory obligations are met proactively rather than reactively, reducing risk for your board and your building.
