A substantial part of our role involves arranging general maintenance, communal cleaning, and grounds maintenance. We are fortunate to have a network of contractors we can call upon night or day to deal with both emergency or routine call outs. Repairs and Maintenance issues are picked up via our regular site inspections or reported to us via telephone, email or through our block management portal.
We prepare an annual budget that outlines the expected expenditure for the building. From this we determine the appropriate service charge costs for each individual flat and issue the service charge/ground rent demands.
Service charge receipts and ground rent are paid into our fully compliant client bank accounts. We have debt collection procedures in place should this be required.
We will ensure that your building is adequately insured by commissioning regular reinstatement valuations.
We look after the administrative and compliance aspects on behalf of the company and ensure that the statutory requirements are adhered to. This involves maintaining records of meetings, filing annual returns, issuing share and membership certificates, preparing and filing of the statutory (company) accounts amongst other things.
All blocks have regular Health and Safety and Fire Risk Assessments carried out by a qualified professional. Any remedial actions are identified and carried out within the time limit specified in the report.
